Each house at the Xai-Xai Eco Estate is privately owned. The houses have been tastefully decorated and furnished by each individual owner to ensure that you enjoy the comforts of home in the heart of rural Africa.
The estate is situated on 12 ha property on the beachfront with 300m of water frontage x 400m of virgin coastal dune bush and trees, situated in a private enclave. Views of the ocean are 180° from almost every house.
There are 20 completed houses in total, each with a 179 m² brick and plaster home, consisting of: 3 bedrooms, two bathrooms (main en-suite), balconies, lounge/family room, kitchen/dining room, storeroom, veranda and carport. Cell phone reception is available.
The town of Xai-Xai is 12 kms away and offers most supplies, fresh produce, fuel, gas etc. The new Shoprite U-Save offers credit card facilities and stocks a wide range of products for your shopping convenience (luxury products like, feta cheese, margarine, sauces, tinned foods, chips, drinks etc. included).
The estate also offers a centrally situated communal pool and braai area with a lovely sea view which is easily accessible and ideal for young teenagers to enjoy some chill time.

Xai Xai Eco Estate is on the beachfront of Praia de Xai Xai, Gaza Province, Mocambique, and 20 Km from Xai Xai town centre. This provincial capital is 236 km north of Maputo on the EN1 (N1) North. The estimated travel time is 8 to 10 hours depending on the border and restroom stops.
Follow the N12/N4 (Toll Road) East to Komatipoort and cross the border at the Lebombo/Ressina Garcia Border Post.
- The EN4 (N4) continues as a toll road straight to Maputo.
- The First Tollgate is at Moamba Plaza and costs Mts95.00 or the equivalent in Rands or US Dollars. Credit/Debit cards are not accepted.
- In the Matola area turn left at the intersection with the Shoprite Centre on the left.
- The last tollgate, Maputo Plaza costs Mts17.50 or the equivalent in Rands or US Dollars. Credit/Debit cards are not accepted. Ensure that you are in a lane that takes cash and not an e-tag lane.
- Follow this road until you see the EN1 (N1) North Xai Xai off ramp and turn left.
- This is the main road north and you will drive through numerous little villages and towns on this road. It is advisable to obey all speed restrictions as the authorities in all these hamlets have Radar Speed trapping equipment and enforce the limits actively.
- After the Limpopo flood plains you will cross a large bridge, which leads into the main town. After passing through the main Xai Xai town, you will pass a large BP filling station on your left.
- A short distance ahead is the turn off on the right to Praia do Xai Xai.
- Continue along this road until you reach the Praia de Xai-Xai circle and take the first road left.
- Follow this down to the bottom of the hill and then turn left onto the beach road.
- This is a sand road that you follow along the beach front for ±2,5 Km until you reach the entrance to Xai Xai Eco Estate on the left. Be careful of the sandy patch as the road turns right. A bit of speed is necessary.
